What real estate crowdlending is

Collective funding backed by real estate assets

Real estate crowdlending is a collective investment model in which several people lend capital to developers or property owners for construction, renovation or acquisition projects in Mexico. In exchange, each investor receives periodic interest payments and the return of the principal at loan maturity.

Unlike equity crowdfunding, in crowdlending the investor does not become a shareholder — they become a lender to the project. At Mxmisrt every loan is secured by a first-lien mortgage recorded at the Public Registry of Property, adding a strong layer of protection over the deployed capital.

Complete your KYC file with INE, proof of address and bank CLABE. Onboarding takes less than 10 minutes.

02 — Choose a project

Review the technical sheet, target yield, tenor, appraisal and mortgage collateral of each opportunity.

03 — Invest from MXN 5,000

Transfer via SPEI to the escrow account. Funds are only released to the developer once the target is reached.

04 — Collect your returns

What is the actual risk of investing in real estate crowdlending?+

Every investment carries risk. At Mxmisrt we mitigate it through a first-lien mortgage, an independent appraisal, credit analysis of the developer and a contingency fund. Nevertheless, returns are not guaranteed and capital may be partially or totally lost.

Are you regulated by the CNBV?+

Mxmisrt operates under the Mexican Fintech Institutions Law and its secondary regulations. Supervision is carried out by CNBV, Banco de México and CONDUSEF within their respective scopes.

How are taxes withheld on my returns?+

We withhold ISR pursuant to article 54 of the Mexican Income Tax Law and issue an annual certificate downloadable from your portal. VAT on interest applies when required by the type of borrower.

Can I withdraw my money before maturity?+

Crowdlending is a fixed-term investment. An internal secondary market allows you to offer your participation to other registered investors, subject to demand and a voluntary discount.

What happens if a developer defaults?+

We start the mortgage enforcement process before a competent judge. Proceeds from the sale of the property are applied to cover principal and interest owed to investors according to legal priority.
